Dan: Nope - because it's total hogwash! (Or a pile of horse hockey, or a bunch of hooey, depending on which Midwestern US State you hail from...). Appraisers can usually be found that will give you anything you want. Think diamond appraisers..... Or home appraisers in some cases, for that matter....
